Re: Just Need A Good Moan!!!
I have allways dealt in property and when I first thought about going to OZ I put the house on the market before I sent off my TRA.
We have exchanged contracts today and are due to move out on the 18th. 6 months on market in total. The market is very slow at the moment. But remember you only need one person to look at your house to buy it. I have always developed houses to sell very quickly and all my others have sold within a few weeks but with the market the way it is you just need to be patient. I had loads of stupid offers but I refused them. They will sell and when they do you need to play it cool. Pretend you are not desperate. Good luck. |

I won't tell you how long ours has been on the market (depressing) with its fair share of time wasters who put in offers, go through the whole process then pull out because they are not in a position to buy anyway. We have been in Australia for 6 months and just hope that now we may have shifted it but I won't hold my breath until the dosh is in the bank.

Can I ask how much or what % of drop compared to the asking price. Auctions are starting to get more popular we may consider it if no joy selling.
Agent fees were 1.25 % the whole thing done and dusted from signing of agent to completion of sale - 6 weeks. I do have to say though - i'd struggled due to circumstances beyond my control, - my house was beautiful and the new owner got a bargain - but it suited me and I don't regret it. Its not for everyone. |

Hi Kitty, did your buyers come back and exchange ?
All their solicitors petty points seemed to be resolved. The buyers seem overjoyed (and should be as they have got a mega bargain) and are pushing for completion. We signed our contract early last week and sent it by international courier express through Auspost. I will never do that again :curse: . The documents should have been delivered to the UK in 2 to 4 business days. That was 10 days ago. Auspost courier express insist they are in the UK and it is Royal Mail or Parcel forces responsibility. Both of those say it has never been logged into the UK system and is probably still in Australia, so it is Ausposts problem. On the so called tracking system, it just gives the date I handed it over and then that it was processed for dispatch in Brisbane. No one wants to take responsibility. Someone even lied when I phoned earlier this week and said they could see it was in the UK and would be delivered that day guaranteed. Since then they all admit no one knows where it is. We have had to send another via a different courier at a cost of nearly $100. I have phoned them this morning as their tracking system is not up to date but have been reassured that at this moment the documents are enjoying their inflight entertainment on route to Heathrow!! However, because it is Easter, it won't be delivered and signed for until Tuesday. The buyers have signed the contract and their solicitor holds the deposit, just waiting to exchange, so if it wasn't for this so called 'express international safe and secure courier service', we would have exchanged and completed yesterday. It's a case of Sods Law here. Anything that can go wrong has gone wrong. A fiasco. Lets hope I can post a positive message here next week. |
