I need a small favour...
I've just put an offer in for a house, please cross your fingers for me 
It's my third and final offer, so I'm quite nervous cos I really want this house.

OK...Hope it works out 
Try and stay cool even if they say no- it happened to us then 24hours later they were on the phone asking us to sign the paper work. Think it was because we walked away after they turned down our only offer that they panicked. If they think you really really want it they will keep pushing you.
