Default How much to extend?

How much would it cost to extend a house by a bedroom, ensuite and lounge with a brick build? Nothing fancy.

Circa 60 - 80,000 not cheap at all, possibly more.

To do my place up, including stumps, new plaster, possible new roof, electrics, new plumbing, new Bathroom, new Kitchen, and new added on living area, was over 170,000... Thats why I'm pulling it down and putting up two in its place.

I dont need a 170,000 Mortgage at my age.

A close freind of ours, converted their Garage, into a bedsit/granny flat and that cost over 50,000 6 years ago.

Our builder told us that as a rule of thumb it was $800 per sqm for a downstairs room and $1,300 per sqm for an upstaris room.

It will probably also depend on where you live and what kind of soil you have (putting the sslab on etc).
