Been on market since 31st March 1 viewing the EA said loads of people looking and would sell in weeks. Looks like we fell for the EA BS.

We went on the market last summer but it became apparent quite quickly that we needed to do things to the house to ensure a sale. We took it off and spent approx £2000 putting in double glazing at the back, new fascia and guttering and new bedroom carpets. Also replaced the kitchen cupboard doors. The house now looks great.
We've been on since January. Asked the EA to price us realistically for a sale which he did as he knew we weren't going to go with another EA. It was 4.5% less than the original price and this was after we'd spent a couple of grand.
We accepted an offer within 3 weeks but this subsequently fell through as they couldn't raise the finance.
In March we accepted a second offer and hopefully this will complete in the next month. They have only sorted a mortgage this week - it's taken a month as the banks are so cautious.
The offer we have accepted is 3.5% less than the current asking price.
All in all since last summer we've spent a couple of grand and accepted an offer 8% less than the original asking price.
Bear in mind that througout the whole process I have asked the EA to price us competitively. Other EA's would have put us on for more.
Also bear in mind that we haven't completed yet and they could pull out at any time

Re: How long you been up for sale ? (uk)
Weve had 8 viewings in 8 weeks, 6 of them not interested, 1 wants it but we are waiting for him to organise first time buyers part ownership deal with bank - so wont be holding our breath on that one, and the the 8th viewer was only today an hour ago, but she has 3 dogs and we live in a first floor aprtment so dunno what all that was about,
We have to validate our visa by December so looks like we will be holidaying in Perth in November for a couple of weeks.
So Gerry you didnt sell out to homebuyers in the end, we didnt go there either they offered us 80K below our price - so we not so politely told them where to go
