Smile Estate Agents coming round

I have estate agents coming round the next 3 evenings to value our house - they all say the local market (North West Middlesex) is booming with not enough properties to satisfy all the buyers..... Hmmm lets wait and see eh?

Good luck anyway - I do think the market is picking up again (I`ve noticed houses around our way suddenly sporting for sale signs that have been advertised for months) Hope you get a quick sale

Well the first agent came round last night and valued our house at up to £30,000 more than I thought it was worth - trouble is, no house round here has ever gone for that much....

Let's see what tonight's agent has to say......

No doubt thinking that you`ll give them the business if they`ve quoted an unrealistic profit. Did he say why he thought your house was worth so much more?? At the end of the day if they sell it up to you then later on encourage you to take a lower offer they will still get their fees. I just wish they would be more honest - did anyone see the BBC programme investigating dodgy estate agents the other week?? Good luck with the other evaluations - it may be that they will all come in around the same, therefore may well be right enough.

Oh no!!! The next agent has been round and valued it at 5k more than the first one!!!!

Nothing round here has ever sold for anything like that figure.

Have you checked out these sites to get an idea of what houses have sold for?. Some have more recent dates than others so i'll put them all then you can get an idea.

Thanks Wendy, as I thought, about 30k less than the agents are quoting. But apparently the market is booming where we are, there are too many people chasing too few properties. Plus a brand new school is being built and our house will be in the catchment area. So maybe they're right???

Could well be right then and lets face the more you make on it the more of a comfort zone you`ll have in Oz. People are always keen to live near good schools location can make all the difference. Just make sure the agents earn their money and get plenty people looking round - that`s half the battle Good luck with it anyway mate.

hi - an interesting thread. i read an interesting article about this very subject earlier this week. its an american site that talks about different selling dynamics (like they use personal agents to find them houses) but a lot of it is right on the money. have a read i think its pretty wise stuff http://www.realestateabc.com/insights/listprice.htm - parrticularly this bit

Well if the Buzzy's have no interest at all then they can drop the price. Although If two agents are giving the same price then it must be about right.

Anyhow I'm really sick of the housing market right now All the buyers in my area have gone into hiding

This is getting crazier.

The third agent has come in £30,000 more than the other two.

But NOTHING round here has ever sold for within £50,000 of that price.

The agents maintain that buyers are falling over themselves to buy stuff right now.

What do I do????
