A duplex is (usually) a single-storey semi-detached house, a unit is a flat or an apartment.

You can also get triplexes with three of the same.
In NSW, duplexes are more commonly like flats/apartments. Side-by-side houses (older ones) are usually known as 'semis' (funnily enough
).

It's different here. In NSW, a duplex is any two-dwelling building. It could be side-by-side with the other one (as in a semi-detached house) or it could be a two-storey building with one on top of the other (as in a flat or apartment). They can both be on the same title or on seperate titles.

Duplex can be identical building except for one major factor. Duplexs only come in twos. Whereas you can have umpteem units.

In Vic, a unit is very often a one (or two) bedroom house....the key is that it's strata titled. So there may be 3 or 4 of these little houses, all on the one building block, with a shared driveway.
