we're in the middle :eek: west midlands!!!! they're called dbroberts, but don't think they're only in the midlands!!! firstly i rang a few up to ask what their rates were, then if they'd maybe 'come down a bit if we signed with them' ;) also don't sign up for longer than 8 weeks, if they're crap you're stuck :eek: actually we're not that happy with ours, so in 2 weeks if still no offer we'll give them notice and go with someone else!

the estate agent told us it depends one the priceof the house the more expensive the house the lower percentage.Hving saying that our neighbours managed to bring there% down.

ive heard that done.lets see how much money we can make they say(the estate agents that is) :D

Most people see less than 5 houses b4 choosing, it just a cases of getting them in the door and selling it.

In the case of bad agent, make sure you sign a short contract ( 6 weeks ). If they don't sell it by then, then its old stock... get feedback, and hassle them.

We went with housenetwork for just £400 and did our own viewings, and got over 70% second viewings. We did also go with an agent for 1% and 6 weeks. He tend to just bring anyone round, but numbers don't make buyers.

We got an offer after 3 weeks from a buyer with nothing to sell.. but nearly 4 weeks on that are still sorting out mortgages and valuations. We leave in 8 weeks, and have enough stuff already to sort out without housing pressure.

Can I ask you about housenetwork.com? You seem pretty pleased with them, would you recommend them or not? We have just printed off some info and are toying with the idea of using them aswell as the agent. Not sure whether to though..........:confused:

OK, the main thing about HN is that they are a true estate agent, and this is why they are allowed to use right move etc, then downside is they don't have the local shop for walkbys, and I don't think they have a buyers list of people to call when a new property comes on. So you are reliant on the internet, and that for sale board outside your house.


You pay them the £200, a nice man comes round takes loads of photo, and types stuff into his little pda. Another £10 give a nice for sale board to put up.

You then get to see text and the photos, and can correct text, or add anything as long as you dont change sizes, and select the pics for publishing. We even sent a couple of extra photos as it was raining when the guy was here.

Then once finish you click publish, and it goes live on housenetwork site, and then is upload to rightmove in 24 hours, and lots of other sites over the next 48 hours.

You get live statistics for your HN site.. Number of property view, room views, pic views etc, but not the Rightmove etc.

HN people then take calls, and arrange viewings. However you have to do the viewings yourself. We actually found that this was better as we got a better second viewing rates than the agent we also went with. Agencies have a tendency to through anyone who walks into their shop at your property in the hope one will buy.

Viewers are called for feedback ( so you actually get some ), or that can enter it straight on the web.

It worked for us, but we do someone who has gone with HN, and not had a single viewing.
