Hope that you get a buyer soon. We had an offer on our house before Christmas and they have not had one viewing one theirs yet, so we are having to do a validation tirp in May.

. How long has it been on the market?We are due to put ours up in another week or two. OH is a true perfectionist,He even made me paint the inside of the airing cupboard
. Mind you that was more because he told me it didnt matter if i mess it up ( not exactly the words he used ) He said theres more to do. I wish it was like a dolls house,where I could pick it up and shake all the toot out

We are in same position. House been on market 10 weeks and 6 viewings and 3 of them in no position to buy so we not happy either. Hubby got a job to start on 2nd July and looks like he will have to tell them he cannot make it by then. We dont have the option of renting it out and we cannot afford for him to go over and start job before my son and I are ready to go so Boooooo Hooooooooooooooooo as well.
Lets keep all our fingers crossed for each other.

If there are any takers we've got a house for sale too!! Been on the market 4 weeks and only 1 viewer who did put in an offer. But rediculously low (75k low!!). I just want to be in Oz!! Going to try auction if not sold soon. Sorry - I feel really impatient when some of you have been waiting so long. Good luck with all your house sales and hope that perfect buyer (you know, the one with nothing to sell-no chain) comes along soon!

Oh I know exactly how you all feel, we have been on the Market here in Spain for almost 8 MONTHS:curse: The market is dire here, if we havent sold by October we will be renting the house out, not ideal but we have to make the decision otherwise we could be stuck here for years....

1) Bad agent
2) Over priced
3) Just not lucky Yet.
Most people see less than 5 houses b4 choosing, it just a cases of getting them in the door and selling it.
In the case of bad agent, make sure you sign a short contract ( 6 weeks ). If they don't sell it by then, then its old stock... get feedback, and hassle them.
We went with housenetwork for just £400 and did our own viewings, and got over 70% second viewings. We did also go with an agent for 1% and 6 weeks. He tend to just bring anyone round, but numbers don't make buyers.
We got an offer after 3 weeks from a buyer with nothing to sell.. but nearly 4 weeks on that are still sorting out mortgages and valuations. We leave in 8 weeks, and have enough stuff already to sort out without housing pressure.

we are getting people in to value our house but im just wondering at what % have you been quoted for selling it. we have been quoted 2.5% from one estate agent. what can you say to barter them down as we need all they money we can from the sale(hopefully quick)....can anyone advise some tricks of the trade?

which estate agent did you use? thats the lowest ive heard of.
which area up north you selling in.you probably have more profit than in our neck of the woods.

1% .. if they think they can sell it easily in 2 weeks then they will offer that. Still make sure they are not knocking 5K off the price to you to get the quick sale, and keep the contract short.
