Well what a git. We put the offer in and he's come back with $1000 off the asking price. Not even a counter offer, just a grand off.

Yup, agree - do not waste your time.
Anyone who comes back with $1k off the asking price when your offer was $50k or so less, is not going to meet you anywhere reasonable in between.
And at least you will be able to tell the agent to sod off too!! Double bonus!

I think your offer was fair considering the amount of work that needs to be done. Kitchen and bathrooms are very expensive to renovate - speaking from personal experience here. If anything you'll probably end up spending more than you have already estimated.
