Where is the best place for young twenties to live and work in Perth

Where is the best place for young twenties to live and work in Perth
Hi there
Me and my friend are moving to Perth in the new year, and are both planning to work in hospitality.
We are both in our early twenties and would like an area that offers the following criteria:
Nightlife
Good links to restaurants, hotels ect (for work)
Less than a 20min drive to the beach
Good apartments to rent, in a safe and reasonably affordable area.
So far we have been recommended Fremantle and High gate.
Is there any other places you could recommend to us please, or would the two locations mentioned above be about right?
Any more information about these areas and what its like to live there would be fantastic!

Freo has a good train link to Perth city if you end up working there...parking is very expensive if you thought about driving in.
Have you checked rental prices for the areas you are considering?

Inner areas around the CBD, ie Leederville, Subiaco, South Perth etc all the way along the Fremantle train line till the coast. Don't go to Northern/Southern suburbia, you'll hate it. Scarborough is good too if you like beach life.

Freo for sure... But what do you consider "reasonable" rent?
Not THE cheapest place to live
Not THE cheapest place to live
