Sorry to hear that Ransi ! i thought you had bought a block in Tapping, or am i thinking of someone else ?
My niece and her boyfriend have just got a good deal in Carramar, having a 4 x2 built for $ 350. 000 which i think is good for around there.
Hope it works out whatever you decide

My opinion:
Cairns and Northern Qld is lovely and I can see the appeal of living there. I was very impressed with Cairns on a recent trip - hence the decision to invest there.
Brisbane and SE Qld is a dump. Perth is much nicer than Brisbane and the Gold Coast is a perfect example of how not to develop a coastline. Parts of the Sunshine Coast are nice though.

I read an article the other day which said Perth properties were 10% less than Sydney while Brisbane properties are 17% less. So a (median) $500K house in Perth would cost $550K in Sydney and $470K in Brisbane if that is true.
I would have thought stamp duty and moving costs would more than eat up that $30K benefit from moving once settled, though it might just be the tipping point for a new arrival.
A verification of that logic would be my old boss who sold a $650K house in Kinglsey to move east who reckoned he bought for $100K less in Brisbane - 12 months ago. But in the last 12 months Perth prices have levelled off while Brisbane ones have soared.
I love Perth and WA but if I was coming out now I would be looking at Adelaide to get the most bangs for my buck if money was a key factor. It is horses for courses of course - I would hate Sydney, Melbourne and the Gold Coast - I like somewhere less in-your-face.

The problem with Adelaide is the lower wages - hence all the programs they have there to attract migrants. So houses may be cheaper but could you afford them on less money? For some people this would not be a problem and for some, say state employees, the salaries will be the same there as anywhere else. For me it would be a disaster. WA is the place that pays the highest salaries in Australia in my field. Closely followed by Qld. Adelaide is not even on the radar.
Firstly it depends on what you do whether the money is so much better here than in SA. For many, the wage differential may not be great. Also the amount of mortgage eating up your take-home might be more relevant - If you are only going to earn $50K pa it would be bloody important to have a small mortgage!
Secondly, if I was coming out now I would probably find it hard to believe how much better paid I could be in WA at the moment
