Default Unoccupied House Insurance in the UK

My house sale fell through again this week & now Norwich Union are going to restrict my building insurance to something not worth the paper its written on as the house has been empty for 60 days. Has anyone else had this problem - any suggestions of insurers who will cover me?

Hi Lou,

Our insurers (Tesco) imposed conditions on our buildings insurance in the event of our property being empty for 60 days. Basically the conditions stated that the house had to be security locked and that the heating system either had to be drained completely with the gas and electric turned off, or the heating left on to prevent frost, in which case the gas/electric could be left on to maintain the heating system. I don't think there were any others - these were the main ones.

Can you negotiate similar terms with your insurers or are they unmovable?

A few companies do "unoccupied house insurance". I imagine it costs a bit more but worth checking out. Tesco seem to have something although there's not much detail here...

We were in same position- house sale fell through so we were leaving empty house on the market. Our usual insurers would only cover an unoccupied house if they were insuring us while in another property in the UK but as we were going to be overseas they wouldn't. We ended up with a company called Vasek who specialise in this sort of situation. It was all arranged through a broker quickly and easily. Let me know if you need any more details.
