here is a handy calculator from the nationwide bs just put in a few details and it gives you a very accurate valuation on your home.
this calculator has come within 5% of a couple of my friends "actual" valuation's aswell as my own.
be interested to see how others find the results.

That seems pretty good WBB. Just tried it with my house in UK - last had it valued in '98. It's come in at a couple of % more than what the house over the road sold for 4 months ago.

It came pretty close on my parents house although it can't take into account building work, renovations etc, so it came in below the actual value. However still a 240% increase which has got to be good

Wow - talk about accurate - it was £385 out from the amount we got for it in October last year!
Amazing what it's worth now though...

Yeah I have just had a try and it seems pretty accurate.
I had a valuation end of April this year and had another one done yesterday and I was suprised to see that it was valued at 5k more.
The valuer said we could probably ask more although in her recommendation if we are after a quick sale she advised the lower figure.

WBB thanks for that link shocking to think how prices have gone up but as the sheeps ar*e has fallen out of the pound I gues its all a reli subject.

so don't think it works! i work for an estate agents so know its miles out!

maybe it works better for us poor people, my house is only worth around £90k maybe £100k on a good day.
but then think of all that extra money i am saving on my mortgage

mine was close..
it only works for the 'regions', where there were percentage point rises over the last 3 years.
If you live in an area where schools and massive desirabilty then that will have the biggest effect , (or not). London is like this. The calculator was fine for poorer areas of London but not the desirable ones - it was too low!

it seems it works or some and not for others, i am happy to believe what it tells me as it is a little more than my blood sucking estate agent told me, boy i hate estate agents.

It did not give me a acurate figure either, it must work on avereage regional prices. It would be better if it worked by post code.

It doesn't really get the postcodes right either. It puts Wokingham, Berkshire into Outer Metropolitan.
