Timber Inspection and Final House Inspection
Can someone tell me when the final timber inspection should be done before settlement and what to look out for when you do your final house check before settlement!

Allow for 2 weeks after signing contract for building and pest but have inspection as early as possible in case there are matters that require further information or quotes to repair. With building inspections arrange your own, not on agent recommendation. You may get what you pay for.
Ensure that you can still inspect property at hand over to make sure that any appliances or plant are the same as what you saw at the time of inspection. ie dishwashers, microwaves, air conditioners, pool pumps, etc.

Yes, this is for an established house. What kind of things do we look for/could we ask to be sorted out?

Thought people did not get building inspections done here in Australia.

You get a regsitered and licenced pest inspector for the termites and a reg and lic building inspector for the building, they give you a report and any problems that come up should be discussed with them as to the severity of them. As they have to carry huge indemnity insurance they will go over with a fine tooth comb and will find stuff just to cover themself as well as the stuff you need to be concerned about.

But you don't get old homes here like you do in England-old here is 15 years!! It is in Perth!

The first thing is: have you signed a contract - if not, I would contact a solicitor in Perth who can advise you before you sign. Sometimes, the effect of these inspections (really a must if you want to enter a purchase with your eyes open) can be nil. In other words, without a contract that allows you to get out with your deposity if there is a problem, the inspections aren't worth much.
If you have signed a contract - what are the relevant terms relating to building inspection and pest inspection? It is entirely a matter for you whether you want to have the inspections, but if you want to, earlier is better as usually in such clauses time limits apply to get out of the contract/negotiate further if there is a problem and the inspections can take some time to get back to you (esp if you are in the UK).
I would telephone the Law Society of Western Australia at (08) 9322 7877 to obtain a referral to a competent advisor who can refer you to reputable building inspectors and pest inspectors.

Problems include:
asbestos,
drainage,
drummy floor tiles,
leaking showers,
rot to timber framing,
electrical,
plumbing,
etc, etc.
If it is an older house that has been 'renovated' be $cared, very $cared... :scared:
