Question Sunshine coast property?

This is a question for those who are familiar with the area. We are looking to buy somewhere between Brisbane and Noosa but not sure where. I am coming over for a look in a couple of weeks, but as it is only for a few days would like to be able to narrow my search a bit before I get there. Obviously, the same as most people, I would prefer to be as near to the coast as possible. However what is confusing to me is when I look at Caloundra there is so much on offer in the area. Can anyone tell me whether any suburbs in the area as good/bad (i.e Dicky Beach, Moffat Beach, Battery Hill etc.). Is there anything I should look out for in the area that is only known to locals. Does anyone know anything about Pelican Waters? Seems to be a very new area. Has anyone worked with a particular real estate agent they would recommend?

Firstly stop worrying, you could easily have a bit of a look at most Caloundra suburbs in one day and then narrow down which bits you like.

Caloundra is known as Gods waiting room by the locals due to its older population. However many new housing estates have drawn younger families to the area as its the cheaper end of the coast. But its the closest end to Brisbane which can be an advantage for those looking at the commute.

Pelican Waters is a vast housing estate and I do mean vast I believe there are another 9000 plots to go. Personally it is not my taste its like a rabbit warren of McMansions broken up with some canal homes which now fetch over the million. Its obviously popular tho to sell that many houses. Very appealing to some.

Currimundi just up the nicklin way is only 10 minutes (if that) from Caloundra and has plenty of new housing too. Beware of odd marketing with words like rainforest used for scrub and Island used for Canal etc but once again its popular with those who like the new estate feel but some of the land is very small as 300sm and you can hear your neighbour sneeze etc.

Anything close to the beach will be expensive tho, but housing estate stuff could start around just under the 400 older houses quite a bit less.

I'd spend the first day driving, then hit the real estates once you have narrowed it down. Most agents here have a quite set area they seem to have their own patches, so just be aware they will be pushing their turf and they will push their exclusive agencies, open listed stuff might not get quite the same rap as they will be getting more commission on an exclusive listing.

Try and get out in the Monday to Friday traffic around 8am for a real feel of living here, roads get very congested so dont judge travel times on weekend driving for eg.

Display villages, one in Pelican Waters is quite good but its been there ages, eye off the 2 million dollar one at the end Newest display village for the most up to date stuff is in Rainforest Sanctuary which is in Buderm tho, havent been through the displays but they are all built in the last few months. Nice flat land there too if looking at building.

Brisbane to Noosa is about a 2 hour stretch so you should have a lot to choose from.!

hi debz here, we moved from england in oct 2003 came to sunshine coast, have settled in mountain creek [waterbury park ] we love it and only 6 mins to mooloolaba, buderim is lovely to .there is a new 4 bed place next to us going 4 $ 369 not bad but they do vary . and very good schools. we also liked pelican waters vey much, but as we have boys 18 & 21 we wanted to be near mooloolaba.
