Small plumbing problem....help please.
Morning all
Just outside my wash room door sits my water tank.
There is a small pipe protruding out of the wall to the left of the water tank at the base of the wall.
I have noticed over the last few weeks there has been a constant drip - drip - drip from the small pipe.
On a daily basis I guess I am probably losing something like 10-15 litres of water through the constant dripping.
I have tried venting the water tank, there is a large expulsion of hot water from the small pipe, but sadly there is not much improvement and the constant drip - drip - drip persists.
Anyone got any ideas of the cause and solution to this irritating problem?

if so sounds like your pressure relief valve is buggered

Sorry, yes I should have mentioned, yes, it is my hot water tank.
What does one have to do about a pressure relief valve, get it replaced presumably(?).
Any idea of the associated costs to do so?

Had mine done - the valve was around $70 but the call out bought the whole charge up to around $200. I used Rheem (since then - replaced the whole system with solar)

Is the water hot or cold? There are 2 expansion valves. The cold is rated at a lower pressure than the hot.
Best to get a plumber, as the work will need to be licensed.

15 litres a day lost in a drip is about $25 per year water charge. So if it dripped for 5 years it's still cheaper than getting it fixed. It's amazing really, water for less than a dollar for 1,000 litres when it costs $2.50 a liter at the servo. Now that's what I call a good markup.
But seriously....... It sounds like the pressure relief valve might not be sealing properly after it's been operated. They are about $125 for a new one, plus fitting.

I had to replace mine the other week.
$110 for the new valve, and I fitted it myself.
All you have to do is turn off water supply, unscrew with wrench, make sure the screw threads are clean and put plumbers tape on them, put in new valve and tighten.
good to go - took 10 mins.
