Are they supposed to be co-signers on your rental contract, or just someone the agent calls and confirm you are a nice person, likes dolphins etc.?

Yep, just that you're kind to old ladies, that sort of thing.

If you have a previous landlord, get them to write you a reference stating that you looked after the house, that your pets were no trouble, etc.

Not sure how people who haven't been renting go on - character references from long-standing friends in high places, perhaps?
