Default Renting out your property? You may need a licence.

As we have decided to rent our house out when we go to Oz to live, I was interested to hear an advert on the radio today about a licence that we may need as "landlords".
If you do need a licence and don't get one there is a fine of around £20K
Here's the link. It may be worth finding out if you do need one.

Cheers for that Julie - thank god its only HMO's - panic set in then - we're already letting our property!

from my understanding Julie that only really applies to multi occupancy buildings
where say a house has been coverted into flats

we rented out 3 properties over the last ten years or so
providing you keep your gas checks and now electrical checks
up to date it shouldnt be a problem

It was this bit that confused me Steve, and it doesn't take a lot I can tell you :

Our house is going to be rented out to 4 guys (all divorced and mates with each other. Shame I'm not staying here ) Our house has 4 bedrooms, a kitchen (obviously!) and 3 loos/bathrooms.
So what do you reckon? Do you think we'd need a licence?

personaly i would say no
as there are not formimg two or more housholds
its a house share

but to be on the right side of the law as they say
contact them and ask

I'd take a closer look at the definitions.
Under the changes in the Housing Act 2004, if you let a property which is one of the following types it is a House in Multiple Occupation:

* An entire house or flat which is let to 3 or more tenants who form 2 or more households and who share a kitchen, bathroom or toilet.


Definition of a household :
Therefore three friends sharing together are considered three households. If a couple are sharing with a third person that would consist of two households. If a family rents a property that is a single household. If that family had an au-pair to look after their children that person would be included in their household.

I'd speak to your local council - as they each have slightliy different rules.
