RENTING IN MELBOURNE ON 457 HELP PLS
#16
Hi guys,
Hi-jacking the thread - hope you don't mind.
We're hoping to be moving out to Melbourne sometime in 2008. We will initially (4 weeks) stay with my Dad but will be looking for a rental straight away.
I've heard we may need to pay x months rent in advance as we won't have an Australian credit history. Does anyone have any experience of this.
We are a bit worried about how hard it seems to find a rental. We're not making it any easier for ourselves as we will be taking two dogs with us as well. We won't be looking to live in the CBD however, we will be looking around Eltham, Diamond Creek, Hurstbridge, Doreen, etc. Anyone know how easy / hard it is rent in these areas for someone in our position?
Thanks for any advice you can offer.

The other thing to consider is trying to find a private landlord (via the newspaper classifieds: www.heraldsun.com.au or www.theage.com.au), or else contacting a real estate agent (domain.com.au) and giving them a call.
Getting in with an agent is a good way to get a chance to tell them your story, advise them what you need and can afford, and ask them to let you know of any properties coming up for rent. You can start this before ever getting here. It will also help if they know you will be looking to buy after a period as they will be cheered by the prospect of a commission!
As a landlord, I just want a life with no hassles, rent coming in, and someone who looks after my property. Bring lots of references including phone numbers of your landlord for checking.

I am an Australian Citizen and I am not getting any accomodation for rental in Melbourne since last 3 Months.I am working full time and over AUD$130K salary package per year but no place to stay.
Real estate agents are extremely rude and Melbourne is heading towards a day when everybody will be working full time, earning AUD$200K per year but sleeping and living on streets.

I'm asking because I'm in Melbourne (have been for 3 years) renting, have friends who rent - and have had no problem - and we live in a desirable location near the city. ...and don't pay through the nose.

The owner is the person who decide where his property should go and the money is the chief deciding factor then comes length of the lease, rental history, references etc. All my friends who got rental home recently have offered more than the advertized price over internet.

Sorry, we have just or gone to Estate Agents with the two places we have rented - looked at their rental list ...visited places that we have liked the look of, and within our price-range (if not visited the internet prior) ...and applied for the one we liked - of course they ask for references ...they need to know they will get tenants who can pay - no issue about raised prices though.

Can you give me some facts about what has happened, and which Estate Agents?
I'm trying to offer help here...

Rentals usually come with a 12 month contract ....but there are shorter contracts available (but usually in tourist areas like the City or St Kilda for example)

Where are you looking at living in Melbourne ?
As I have said already - most contracts are for 12 months - but there are some 3 and 6 month contracts - but those are primarily in tourist areas like St Kilda for example - or the CBD region.
