Property Prices in Perth
 

Hi

Can anyone tell me what are decent areas around Perth for property. I've heard Rockingham might be a no no because of work.

I'll have about $300,000 to spend I hope and would be looking for a 2/3 bed house. Is this possible?

I don't mind a little drive into Perth would be happy with say up to 5/10 miles as if all goes to plan I'll get two wheels when I come over.

So if anyone can give me which areas to look at that would be great as property is one of my concerns. I don't want to give up my house in the UK if I cannot get the same in OZ.

P.S it's raining in Sutton!!

Rockingham is 47 kms (29 miles) from the CBD....

A stand alone house within 5 -10 miles (8 - 16 kms) of the CBD will set you back a minimum of low $400Ks and they are rare as hen's teeth these days. Market has turned here - it is a sellers' market for mid range properties with properties being sold for $50k above the asking price...

Travelling into the CBD by public transport during peak hour - think sardines...

Driving? Freeways become car park around 6.30am & 3.45pm these days. Parking is expensive and in short supply.

Check out web sites such as realestate.com.au and reiwa.com.au. Use google maps or wotif to work out distances from CBD.

Edited to add...you won't be able to get what you had in the UK, here.

Wasn't expecting that but thanks for the info. It's a bit of a shocker I've got 2 bed end of terrace in Sutton worth about £250k and thought I could get the same for same £ on the outskirts of Perth.

Traveling should not be an issue I plan on getting a bike or scooter.
Will see how things pan out. I might not even get an interview for the job!!

Richie, does it have the be a 'house'? As jackie says, a house in Australia is a stand alone property, the equivalent of a detached house in the UK. If you were ok with settling for a 2 bed 1 bath unit (think a UK flat, but often with significantly more floor space) you could look in suburbs such as Yokine, Bayswater, Maylands (would be my choice, great train links to the City) or Bentley. realestate.com.au has examples of these types of properties around $300,000. Similar to jackie's comments about houses, they don't last long on the market though - with rental rates so high everyone seems to be buying investment properties. Anyway, just something else for you to consider. Good luck!

Yes and for that budget, you will need to do some cosmetics, of which comes some tradie charging between $50 - $100 bux an hour.

I have bought two investments, and live in a house I cant afford to buy, but the rent is reasonable....

When it cools off I will buy a house.

You can still get a seat on the train at Rocko heading to the city in the mornings ... After kwinana forget it... When they open new stations more south of Rockingham that will probably change.

Heading home chances of a seat are good if you get on at Perth Underground not Esplanade...

Cheers guys. I will defo be getter a scooter or motorbike so public transport won't be an issue. So a 10 ish mile commute into Perth would be ok.

What's this buy land and build I'm reading about is tat anymore cost effective? Really want a house. We've ad sunshine today in Uk so really hoping I pass paper sift with job application.

I'm not going to say anything about riding a scooter in Perth traffic...

Buying and building can be cheaper than buying established but you will not be able to buy & build for $300K within 16kms of the CBD.

I was thinking...you probably aren't aware that we pay stamp duty (tax) on property purchases. For a $300K property, you are looking at needing to stump up around $9K...

I believe first time homebuyers are exempt from stamp duty up to $500,000

It is my understanding that if a person is ineligible for the FHOG, they are also ineligible for the Stamp Duty exemption. Exceptions do apply, but the OP does not qualify for those...

He doesn't say his visa status! If he has PR then he's eligible for FHOG.

Well if he gets a PR visa then yes he'll be exactly that when he steps off the plane.
