Price of land in Perth
#1
Can anyone tell me what the average price of a plot of land in Perth is please?
I realise it will vary according to the size of house and suburb but have no idea even of a ballpark figure.
We don't know where to settle yet, hopefully no more than 30 minutes from Perth city centre. We'd be looking at a standard 4 bed, 2 bath house with enough room for a pool.
I've had quotes for building the house but just wondered how much the land would be?
Thanks for any advice!

Prices can vary from $50K to well over million! Block sizes can vary from 200sqm to over a 1000sqm. Then you have to take into account location. Blocks nearer the ocean will cost more than a block in land.
Try doing a search on www.reiwa.com.au for Land.
Most of the new blocks are more than 30 mins from the city, there are a few new developments that are inside this radius, but again prices vary hugely.
One option that people do is buy a block which has a house already on it and knock the house down and start again!
Also try www.landcorp.com.au
As an example blocks near me (Hillarys) are going for around the $500K-$600K mark for 600-800sqm.

Near me, Carramar, which is a good area, the prices are up for anything between $125k to $200k ish. That would be for a plot of about 600sqm up to 700sqm. Of course if you want park or golfcourse views you can add a heck of a load more on the price!

30 mins from Perth with clear traffic, will give you a 45 min to 1 hour journey in 'rush hour'.
If you are looking at 30 mins North then a plot of approx 650 m square will set you back anywhere between $100 - $180 - but the plots are getting smaller and you would be very lucky to get that size plot in a suburb. A 650 will give you room for a small pool and a postage stamp size garden. Don't think 'cos OZ is big you get loads of land. If you go into the country you'll get acres, but you'll be miles away from Perth
I have become quite the expert!! We have been very very very luck and got a 775 plot in Landsdale - about 20mins from Perth, but that's 'cos someone has sat on it for investment, we knocked off a few dollars.
They are releasing plots in Ashdale garden, next door, but they are small. The larger plots tend to be very much first come first served and people camp out!!
Look around Joondalup or Ellenbrooke area, they will be cheaper.
You won't find land release prices for recently developed suburbs on the net, you have to go to the site offices on certain days and they give you the info, you can get garden packages and reticulation thrown in.
Hope that's of some help.
Jill
PS.
You really can't judge until you are here, 'cos there are so many factors that effect the price

Hi,
We looked at some of the showhouses off Hepburn Av. when we were there in January and I spoke to one of the building co's and asked for an ballpark figure for a 4x2 with study, + land, + all extras (air con, pool, reticulation, flooring, fencing, lanscaping) in other words, just move in - and he reckoned you'd be looking at $160 for the land and including the house and everything finished it would be about $350-$370. It's probably gone up since then though. I've been looking at the land for sale on the internet and all the plots are really small (500 sq m), it's ok having room for a pool but with a 1 year old I need a garden too. My sister in law has an older house in Greenwood and it's on a plot of 1045 sq metres and is massive with a big garden and a pool and a study and it's probably worth about $320. I think we will end up buying an older house when we get there.
