need some advice here.

moved into a brand new house in dec and it wasn't sprayed by the rental crowd because "it doesn't need sprayed it's a new house" thought this was odd but accepted it cos i didn't know any better/different.

5 months in and i think we have a cockroach problem. who's responsibility is it to spray the house, mine or the agents? also what excatly am i wanting done, what's it called?

is termite protection the same thing or different?

sorry if all this seems daft but i haven't a clue!

It's the agents responsibility. However I'd just nip to Bunnings and get some bombs. The best time to have the place sprayed professionally is in Mid Spring so that the poison is at it's strongest in the breeding season.

A pack of 3 bombs will do a normal sized house.

Termite check is totally different.

Termite checks/spraying are still owner/agents responsibilty though.

Its their responsibilty, but i found that a combination of spraying (or bombing) then the liitle black mortein traps which have poison in them (available in supermarket) did the trick, and i was infested! good luck!

I know it is the responsibility of the Agent to make sure a rental property is sprayed before a new tenant takes over IF there have been pets on the property. I have never heard of Pest Control being mandatory for all/any rentals though if there have been no pets. If you want your rental sprayed for Pest Control that is something you must have done yourself Ive always thought? This has certainly been the case in all the rentals we have lived in.

We have only ever had to have a rental property sprayed for pest control on vacating when we have had a pet. Before we had a pet we were NEVER asked to have a rental sprayed.

thanks for that we don't have any pets but were told the house didn't need done for us but we had to get it sprayed when we left for the next tenants! every other house we went to see was either already done or about to be done before anyone moved in.

We paid for our rental to be sprayed a couple of weeks after we moved in, and again a year later. Once I saw a huntsman inside (and yes, I know they're not poisonous just very scary) I wanted it done the next day so wasn't going to start arguing over who paid. At one point though the landlord was talking about having the outside painted and he agreed that as it wopuld render the spraying I had just had done useless he would pay to have it re-done. I think it's individual negotiation rather than contractual obligation.

We have found that a Venus fly trap has helped to eliminate the unpleasant little German roaches. Also, the non poisonous, adhesive traps are pretty effective too.

I was slightly disappointed to find out this wasn't about state of origin!

Bombs work really well and when you start to see the odd cockie, it's time to bomb again.

Slightly off topic but if its late at night and you have run out of the insect spray when a cockroach comes sauntering across your kitchen floor well use oven cleaner on him, not only does the foam stop the disgusting thing in it's tracks, it kills it the cocky instantly. Trust me!

You might want to leave your windows open for 2 hours afterwards though

Make sure you leave the gas on.
