Phew!! New tenant found :D
Had a couple of viewers in this morning & agent is now processing paperwork for the new tenant to take over our lease-yippeeee 
We are both relieved as we were beginning to worry about the cost involved in breaking the lease
but its turned out ok! even getting the keys to our new pad a little earlier,daughter is busy marking off a suitable weekend for her 1st pool party 
!!!

Thanks Bridiej-yes it is a relief,felt horrible having it hanging over us.brought back raw memories of trying to sell our own back home
