Perth, house prices!?
 
Hi there, there is a possibility we might be moving to perth from England. i`ve noticed the house prices are very high! If we were prepared to do about a 45 minute commute to work in Perth can anyone suggest any areas which may be slightly cheaper? With good schools and friendly folk?
We just dont know where to start.

Yes we`d like to be by the sea but appreciate that it may be more expensive there.
We would like at least 4 bedrooms, yes a pool if poss and a nice neighbourhooh. My husband is in the process of being offered a job in Perth for a rail company so we assume this will be central. He would be happy to commute though.
We were hoping to pay between $400000 and $500000 but from looking on the real estate web sites I think we`ll be lucky! It would be a possibilty in Adelaide but not Perth.

mate you will get a property easy for under 500k..have a look at reiwa.com.au.,you should be looking at 550 k and offering 499k,

Near the sea between $450-500k, 45 minutes to the city you're looking at Clarkson/Butler area to the north or Secret Harbour to the south.

Yup I'd say offer about 10% less than asking price if there is one and then exepct to pay about 5% less than the asking after a bit of to-ing and fro-ing with the seller. I don't think this is totally unsimilar to the situation in England but VERY different to Scotland where everything seems to go for 20%+ over the 'offers over' price.

ITS EXPENSIVE ALL OVER IF YOU WANT THE 4 BED WITH POOL NEXT TO THE COAST. A POOL IS NO GOOD IN ADELAIDE OR MELBOURNE AS ITS TO COLD UNLESS ITS DEC/FEB

Areas you can afford for around $450k - $550k ;

1) Tapping. Has a very good primary school.
2) Carramar (if you're lucky) also has a very good primary school.
3) Kinross. Good primary/middle and senior school, also a little closer to the beach.
4) Woodvale. Good primary school.


Just a few for you to have a look at. All of these are within 30/35 mins of the city and 10 mins to the shops. 5/10/15 to the beach.

No need to go that far north, have a look around Duncraig, Warwick, Greenwood etc id say they would be much better long term investments and if you can be bothered to renovate somewhere there's still good value given the closeness to the City.

Well if I were looking to buy at the moment,here in Perth, I would be offering upto 25% and more off the asking price.Plenty of houses been on the market 6/7 and 8 months, some over 12 months and lots being reduced.I'm talking NOR around Ocean Reef.
After 5 months on the market,starting at $620k, our neighbours finally put the sold sign on last week.This was after reducing to $599 and then $570k, taking $555k in the end! He was adviced by the agent to take it, or look at less in the new year.

Totally depends on what your buying and what area it is in Perth.
Two houses near me just sold after the first home open on the saturday, one full asking price, one about 2% under. Both homes worth over $2M
Auction just round the corner a couple of weeks ago of 14 new lots, all sold roughly 10-15 bids on each one before selling, generally 5 different bidders per lot. Average $ per Sqm was a crazy $2700....

Totally agree.Which is why I pointed out I was talking around Ocean Reef area and won't be far off the price range of the opening poster.
Houses are taking time to sell around here and many have been well reduced.Will be interesting next year with another rate rise forecast for Feb.

Your first link also looks like it has been reduced.

You need to work out your budget...........how much do you want to spend ceiling level bearing in mind that if you go over the magic $500K mark you will be up for stamp duty.

An example of the dreaded rip-off stamp duty is :
Sale Price $500,000 ................. first home buyer stamp duty = $NIL, $Zilch
Sale Price $500,000 .......... none first home buyer stamp duty = $20,700-00

Sale Price $525,000................. first home buyer stamp duty = $6,525-00
Sale price $525,000.......... none first home buyer stamp duty = $22,050-00

Sale Price $550,000................. first home buyer stamp duty = $13,050-00
Sale price $550,000.......... none first home buyer stamp duty = $23,400-00

You will need to work out proximity to local transport, shops, schools etc....... then you have to decide do you want to be east or west of Marmion Ave?

Still very much a buyer's market at present which puts you well and truly in the driver's seat; as already stated the majority of properties currently listed are way over the top with their price expectations. Nowadays; what was beforehand deemed to be considered a silly offer is no longer the case........ you'll probably get your hand snatched off!

One of the regular posters on here has an ideal starter home currently on the market................. it's a 4 X 2 with a pool and a double lock-up garage. 10 minutes drive to Joondalup or Wanneroo shops, 15 minutes at most drive to the beach. Schools nearby.......... community spirited suburb with a lot happening in terms of green and the environment.

The owners bought same as an ideal starter home a few years ago and are building up the bush now............ would probably look at offers circa the $400k mark just to give you some idea of what you can get for your money?

For $500K you would pick up what you are after...................... it all depends on what it actually is that you want?

As an investment Steve............... the lack of the 2nd bathroom on both those properties you quote would severely hamper future resale value.

A second bathroom is seemingly top on the priority list and a must have for most purchasers looking to buy today.

To install a 2nd bathrooom in either property would be quite costly assuming there is ample room............... cost of such a project could make purchase of same not too much of a shrewd buy from an investors viewpoint?
