OMG - had our 1st offer.....
told em F*** O**..........
The agent laffed and did not want to call us.... but the viewer insisted.....
we are on the market for offers around 195K
and they offered......179.950K
Ah well see what this weekend brings.......

surely you meant £190k mick, the offer they had was only £50 less than £180k

We've bought a few houses, and tend to offer those ridiculous prices too But sometimes they get accepted
One house was for sale at $245k, we offered $210k. Went up to $212k. We got it ! I was a bit surprised to say the least.
Another with a value around $340k (in my opinion) we offered $280k, but finalised at $285k. 12 months later is was $380k.
You will get people like that I know one guy that makes offers on around 20 houses each week, just hoping that the odd one gets accepted.

There is a fairly solid rule of thumb that for many sellers/ purchasers, there's a 10% 'possible' lower price negotiable. Maybe not so stupid for them to offer what they offered, it's only about 7.5% less than your asking price.
Round here we routinely expect to get 10% off.
