We had a similar thing with our flat.. they offered us 9k short of asking, and we simply said they would have to do better. We gave them a counter offer in the hope it would bring them a little higher, but they didnt bite.

Some people just want to take the p*ss when it comes to property prices. They seem to think it's ok to start low and stay there.

After all, an asking price is there for a reason!

Yeah, this is a difficult one at the moment though.

Mortgage interest rates are on the rise (and another interest rate rise is tipped) so perhaps it will only get harder to sell as less and less people are prepared to take on a mortgage in the current lending climate (is 'climate' the right word!!?!?).

Diufficult decision - perhaps you could put in a counter offer - try and squeeze and extra £3-4K out of them - after all, maybe they have put in a low offer knowing that you will ask for a little more!

Give it a go - can't hurt.....can it?!

Thing is, if they know you are desperate to sell, then they will call your bluff.
It does depend on how soon you want to sell. Take it and run if you want out. If you have more time to spare then hold out.
Our buyers for our house did exactly the same. Offered us 5 grand less. We refused. They thought we were desperate so held off. We said we weren't selling no-more. They up'd the offer 3 grand

We had some muppet that put in a low'ish offer, we got them to raise and agreed the price.

We were happy.

3 days later we found out that they decided they are not even interested in buying.

We were sad.

Now 3 weeks in and with the hosue at a very cheap price...we only have had 2 viewings.

depends how soon you need to go by-the market should pick up in a month or so as september approaches. We have taken 12k less than asking and 2.5k less than we originally set as the lowest we would take & we are not going til jan 2008 but sale will prob take til oct to complete and then only 3 months til we go. As we could not guarantee when or if a better offer would come we bit the bullet. At least this way if our sale falls thru we still have time to find another buyer before we go. Good luck!

If you think it's a fair offer take it???

Our motto has and will always be.......................don't be greedy!

If it costs you more in the long run you loose out.

Good luck with your choices!

we were knocked down 10 k and after 4 months of being messed about, then it all fell thru.had a few viewings, but then today the original buyer came back in. so were happy even though we dropped that much. we will be off when an exchange is done.
