Personally, I'm not sure that I would live in Chelsea, Edithvale, Aspendale, Carrum, Bonbeach because there is a busy road called the Nepean Highway and a busy rail line running right through the middle of them. Patterson Lakes might be your best bet in this area. If I didn't live in Mornington I would probably live in Beaumaris, Black Rock, Berwick, Narre Warren, Templestowe, Balwyn or Frankston South

As usual people can't see beyond south east or east.
My recommendation - Williamstown/Williamstown North/Newport! 20 minutes from CBD by train, quicker by car most times, on the water (3 sides), schools etc aplenty but more expensive than probably all the suburbs mentioned except Balwyn. There's quite a lot of rental property though - just go into domain.com.au or realestate.com.au or realestateview.com.au and select Victoria and Williamstown or use it's postcode 3016 (Newport = 3015).

Only 'cos these are the only bits I know so far.
Williamstown is a great suburb but it can get really busy on market days and the main (only) route in and out of Melbourne can get a bit of a bottleneck at times I hear.
