Mandurah / Secret Harbour locations
Hi everyone
we are currently in Sydney, and will be here for at least the next 3 years.
However, for various reasons, we plan to move over to Perth after that time.
In the meantime, we would like to purchase a property
as an investment and would like some suggestions as to locations in and around
the Mandurah or Secret Harbour area's that you think would meet the following :-
- up to $450,000 for a 3 to 4 bedroom property
- close to new railway link
- is likely to be easily rented out
We plan to go over to Perth again in the next couple of weeks
for a look around these areas again, so it would be good to have a better
idea of which specific areas we should look at !

PS by the way, what is the current status of the railway line to Mandurah ?

The railway line is due to be completed in 2007, supposedly, but then it was supposed to be completed in 2006 so who knows. June/ July is being banded around but yet again who knows for sure.
With current house prices $450k will buy you a decent 4 x 2 in a good area, offers will be accepted as houses have been on the market ages and aren't shifting.
I can't advise on Secret Harbour but I know that Halls Head is lacking in rentals as a lot of migrants move here. We broke our lease and the place was snapped up immediately. It's not walking distance to the station though. Mariners Cove is quite close to the station. Other good rental areas I'd say were Lakelands and Meadow Springs.

Because of the new train line, and also the new freeway extension, the suburbs that are looking promising for investors are those north of Mandurah i.e. anything that will get you to Perth in just 30 or 40 minutes. Secret Harbour is nearer to Perth and there is much development going on, but for the main shopping centre, larger hospital facilities etc, you're likely to be driving into Mandurah or Rockingham. Personally I'd go for Lakelands or Meadow Springs. Nice and quick access to Mandurah, but easy run to Perth. There will be a train station at Lakelands, as well as a new shopping centre, private and government schools, sporting facilities, it goes on. There are heaps of show homes to look around. Meadow Springs is the neighbouring suburb, then you're into Mandurah itself. Living north of Mandurah also places you better for high school/college/university (if you've got kids).

The station at Mandurah is there and virtually complete and they are speculating that July 07 will see the start of the service.
We're in Secret Harbour and are pretty well serviced now, what with the Woolies opening before Xmas and a service station, bottle shop and tavern all on the way; as well as two primary schools and a High School offering a specialist performing arts centre.

Friends of ours move to Secret Harbour at the ned of this year. They are
going out this weekend to see how there house is doing.
We are hoping to take another look out there very soon.

One can still get a house in Singleton or Madora Bay for under 450k, right beside the seaside, less in the not so popular parts of Mandurah, Greenfields for example, where the train station happens to be, but once the line comes in it's anyone's guess what the prices will fetch.

There is no train station between Mandurah and Warnboro or is it Waikiki, not sure, (one is planned for the future, right beside Secret Harbour as it happens, but not for the initial opening of the line which will be June 2007), Secret Harbour is in the middleish but closer to Warnboro or Waikiki on Safety Bay Road, maybe 12k?
One can still get a house in Singleton or Madora Bay for under 450k, right beside the seaside, less in the not so popular parts of Mandurah, Greenfields for example, where the train station happens to be, but once the line comes in it's anyone's guess what the prices will fetch.
