Default Leeming, Perth, whats it like?

Off we go 2nd week in March, Brother in law would like us to live near him but we fancied north of the river. He lives in Leeming , is it a decent area , are the schools ok ect..
Asking yourselves as would like an unbiased opinion, we dont want to be moving around too much once the kids get settled in a school, so would like to get it right first time if possible.

Leeming is a good area. Don't know about schools. I lived one suburb along (Canning Vale) for the first 6 months here and it isn't much different to the North (where I am now). It is one of the more desirable areas better than Thornlie, Armadale, Huntingdale, Bentley, Victoria Park etc in the South, but not as posh as Attadale, Applecross, South Perth.
Leeming is fairly close to the town centre and has a good pool/sporting complex. A lot of Brits live there, one of my 'top ten' suburbs.

Hi we live in Bull Creek .. one suburb up from Leeming .. Leeming is a good position ..right next to Freeway about 15 mins from town .. the high school does get a good name (my son goes to All Saints - private) .. there are good primary scools to and a nice sports centre / swimming pool .. Local shops are fine plenty of doctors / dentists etc. You may also want to look at Shelly on the river or Willetton .. Ferndale and Thornlie are also close by and a bit cheaper .. getting more popular with families / young couples who are renovating ..

What sort of lifestyle are you looking for .. and what sort of budget do you have for a house ...and where will you be working ...Kids are flexible and will fit in anywhere ... for high school they have a bursery system .. if you kid is good at something they could get a place in a school that specialises in music or sport or art or something .. if you don't fancy the local school... Houses in Leeming average about 15 years old so most rentals and established homes are quite modern (Bull Creek is about 30 years old).. The way it works here is land gets released and a suburb is build and so the city spreads out along the freeway .. along the coast .. and into the hills.. We are building (if it ever gets started) a bit further south in a new suburb .. My advice would be to take a furnished rental in the city for a few weks and drive around having a look at suburbs .. before you start looking at home opens and display homes (we've been hear a year by the way)

Canning vale is a bit further in from the freeway ... 10 / 15 mins.. house average about 7 years nice new shopping centre at Livingston and new high school is on the plan and you can still buy a block for about 250,000.. display homes are about 180,000 and finishing is about 25,000 plus 25,000 for a pool... established in leeming are about 325,000 - 400,000 for decent 4x2 similar to Canning Vale... Good thing about leemin is of course access to the new southern railway line

Attraction north of the river is of course the beach .. lots suburbs have cheaper housing closer to the beach (south of river .. freemantle / cottlesloe / mosman park prices start around 400,000).. travelling north / south if you have a car is not a problem ... we have friends in Alexander Heights which is inland and about a 25 min drive ... the hills is also a nice area .. more rural and bigger blocks for the houses ... Whatever yur looking for you'll find it here in Aus as there is so much choice ... Get your brother in law to send you a Saturday paper with jobs and houses supllements .. so you get a feel for things ... If you want to know anything more .. feel free to email me

Thank you for taking the time to write such an in depth view, very much appreciated indeed. I think we prefer the "sleepy suberb" as have done the busy night life thing and have got it out of our system and are getting on with the job of raising good kids . Though have got to think of facilities for when they grow up a little more. We live in Doncaster , used to live in Sheffield , went out a lot,got drunk a lot , was in a band, partied and such like, we actually want quiet nights in now would you believe?
I am a fanatical windsurfer "when I get the time and right conditions, so being reasonably near the right beach would be an advantage but is way down the list of priorities . Schools and accessibility to jobs being the first , my wife is a speech therapist and I myself am a lift engineer but in an ideal world would prefer to do something else...but paying the bills comes first!!
Have tried downloading the West Australian online but does not seem to work, will have another go . Have thought about Mullaloo as it seems quite reasonably priced "Whats the catch?"

Hi!

My husband and I have hopefully just bought a house in Mullaloo!! It is fabulous and only 20 mins drive or so to the city. The beach is unreal and my husband thinks even he could windsurf straight out from the beach and he considers himself fairly average!! Winds are very strong so you only need a small sail apparently!! By the way we are from Manchester but studied at Uni in Sheffield...aaagh very fond memories!! We have one little girl and we are both teachers. Schools and facilities seem nice in Mullaloo area and plenty of Brits it seems...hoping to settle in nicely and get chatting to people. Mullaloo's property is movng up nicely in price so a good investment, they are aslo doing up the sea front to invlude cafes and restaurants I have heard and they are going to make Ocean Reef into a Marina like Hillary's so there will be lots more going on. Like you we have sort of done the wild drinking thing...we spent 10 mad years in Hong Kong!! and now you have pretty much no choice but to calm down here!! Northbridge etc...are for pubs clubs but they are all so much younger than us we feel old...we are only in our early 30s!!!

I live in Leeming and it's ticketeebooo

Close to Freeway, Freo, the beach (8k away) and just a bloody nice place...

Not sure bout the schools as my kids go to schools out of the area..

I download it every morning and it works fine. Friday and Saturday are good for the home supplements, loads of ideas and information.

30 and most probably 10 more minutes due to heavy traffic, especially/definetly on the way home. Assuming you work in the city, and work 8-4 or 9-5.

Leeming is about 15 minutes from the City on a good day. I work north of the City and have to endure a 40 minute drive because of the railway works in the middle of the freeway. It would normally take 20 mins to get to work

I work 8-4 instead of 9-5 to avoid the heavy traffic, but once the railway line is in, it should be sweet

leeming - city = 21 minutes it says, add traffic. It's about 20 kms, and there's only a few places where you can go 100 on that route, and a lot of it will be 80 or less, so 15 mins doesn't work out.....

For me 8-4 is worse or same to get to work, as my work is near Welshpool, industrial area, and my theory is they're up and about earlier than the offices in the city...

We where out for our first visit to Oz in April last year and we stayed at my aunts who lives in Leeming. Real nice area, nice set of shops, our second day there we where catching the bus into the city on our own as its that easy and really regular buses, also right next to a very nice hospital which was fortunate cos the mrs got chucked off a horse and bust her arm, people seemed to really look after their houses and gardens round there too although bare in mind this is just from a personal point of view of a visitor on holiday of course. Anyway, good luck with the move and everything

Thanks everyone for your replies, just sold my house in the uk as well. Was getting ready to rent it,no chain involved, early days yet though.........!

Not by my calculations, I do the city in 15 minutes on a clear run. 20k to the city from my house? I reckon it's only 14, will do a check again tomorrow. My office north of the city is 23k in Dianella and I can do that in 20 mins on a good day of course

Right, not using whereis.com.au again then!!
(it is of course calculationg centre of Leeming to centre of Perth, maybe that's it).
Anyway, doesn't matter, it's nice and close anyway compared to Joondalup and above, and Mandurah and Rockingham!!
