Smile How long does it take - Rentals

Hi

We are hoping to arrive in Brisbane, Redlands area in about 3 weeks time. We have an offer to stay with a newish friend on our arrival but do not want to out stay welcome. How long does it take to sort out a rental aggreement once you have found a house, saw on the realestate site can take over a week maybe two!!! is this right.

We are taking the route of offering extra months rent to secure a rental as we do not have proof of employment until several weeks after arriving.

Does anyone who has already settled have an idea.

If the place is empty it can be yours the same day - it all depends on how distrustful the agent/owner is. Australian rentals do get trashed quite often so they can be suspicious.

I agree that if it is empty, and you can convince the agent/landlord that you can afford to pay, then you can normally move in immediately.

The tenants we have had, have normally been in within a week, (allowed time for agents to do checks).
But if an offer to pay 3 or 6 months up front is made, then financial checks are not required.



Rog, you have me worried now, how often do places get trashed by tenants ?

I think it depends on the area but some agents we have dealt with were quite relieved that they had found responsible tenants!

It took us about two weeks to be able to move into our rental property. They wanted to check our references and weren't sure about us as Tim hadn't found a job then. We did however offer to pay a few months rent in advance, which maybe swayed it in our favour. We deidn't have to pay the rent in advance however, I guess just the offer of it helped to reassure them. Then it took a few days as the tenents had to move out and get the carpets steam cleaned.

Tell me about it, we just let to 2 girls with references, checked by the tenancy rental register, jobs, the works, after 12 weeks they have sublet the garage and the house is trashed, we got in and not one piece of clothing was in a cupboard or draw, the entire contents of the house were on the floor! underneath that lot the carpet which was 12 months old has gone from being beige to looking like a dirty driveway, there is no other way to describe it! We are insured for tenant damage thank god!

We have had 3 other lots of tenants and never a problem but these girls were pigs :scared: Thankfully too, we wanted the house back to totally renovate it, good job really they have half demolished it for us anyway
