can anyone explain how we obtain credit or get mortgage in oz with us being from a different country? do we just use our U.K credit rating? say we wanted to rent in oz for a year, and the agency wanted to check our payment history how would we prove we are good?

any help would be greatful

You bring a reference from your UK landlord (if you have one) and lots of cash so you can pay a deposit and offer a few months rent upfront. Your UK credit rating doesn't mean anything here...You start all over again from scratch.

So if we needed to get a credit card or usual stuff like a mobile phone etc would we have to put down deposit before hand?

hi ya.
you have to be working to get a mobile on contract, but pay as you go you dont.
we dont have a credit card but i think you have to be earning a certain amount to get one,
with a rental we offered to pay 3 months rent up front, but when it came to it we only had to pay a month,
we brought references from our banks etc and noone here is interested in them, which is a bit annoying when we had to pay for them

Each individual circumstance is different as you can see from my examples above. We did not come with much money at all (just over $30k AUD) and managed to obtain phone contracts, Foxtel, credit cards in the first week. We also managed to get approved for a $300k mortgage when we had only been here 6 weeks with only one of us working, earning $38k.

Credit is very easy to get in Australia as long as you are working. Any records from the UK are generally worthless especially for bank finance. Landlords might like to see a reference but more often than not you only need provide them with contact details for previous landlords - many don't even check.

It's also very hard to get a bad credit record in Australia, they don't record payment history, only defaults and they don't rely on credit checks as much over here, none needed for opening bank accounts, Telstra, utilities etc.

Landlords/Agents also don't do credit checks.

Agree. Your UK credit rating means zero. Nada. Nothing. Good or bad. Don't bother bringing anything.

Letters from your previous landlord, mortgage company. Again meaningless. Don't bother.

Its basically about your ability to pay now your in Australia. Your previous history is not looked at. So providing you have a documented source of income then you should have no problem with any sort of credit.
