Default How about an 'official house price' thread?

Following on from the wages thread, how about an house price thread to help out prospective migrants? Lets say for houses bought within the last six months?

Based on something like the following:-

City
Town / suburb
Brief description of house & plot
Purchase Date
Purchase Price
Associated fees, ( legal, stamp duty etc )
Current valuation

A photo would be good as well.

Just though it may give folk, ( alright - me ), a better appreciation of exactly what kind of housing is available for your money.

All the houses we looked at in Woodvale and Duncraig (which are in Perth) had offers over the asking price. We paid 2% over the asking price for our house in Duncraig.

Very good point, i see wonderful houses email them to family in oz and they laugh as usually, it is in the middle of no where

On realeastate go to a property you like then within there there is a link to sold properties in the area of which some will have sold prices and sold range.

We paid $577,000 for a 4 bed detached house on 600m2 in Bonnet Bay, Sutherland Shire, Sydney completing about 2 months ago. Total costs including reduced price stamp duty around $20k. I doubt if our property has gone up in price at all.

good shout. always worth checking out auctions from recent experience as there are many investors who if they cant get the market price will still make heaps of money. house prices on the coast have rocketed in the last 3 years apparently the knock on effect being the market slows down, but property is still selling well as more and more people look to move here e.g

caloundra, sunshine coast qld
pelican waters
4 bed + study + pool
approx 900sq
target price around 600,000
went to auction, friends got it for 460,000

pelican waters
4 bed
approx 750sq
target price around 420
bought at auction for 369,000

realestate.com usually carries the market price but we know so many cases where negotiation/haggling has paid off big time!

3x2 with 2 living areas, fully renovated 50's weatherboard with large double garage
Bought Sept 05
Advertised for $240k - $260k
We paid $250k
Fees etc came to about $13k
Recent valuation $260k

4 Bedroomed house, dlug, 800sq metre block, 4 years old, Pacific Pines on the Gold Coast bought last Nov 85 - paid $383,000.

Sorry can`t remember what fees were.

Great stuff people - keep em' coming!

I must say, it is very re-assuring to here people say things like "the market has cooled off". It gives us all hope that we can still afford a house over there in the next twelve months.

I just have this awful sense of foreboding that the prices are going to go through the roof whilst we wait for DIMIA to get there fingers out and give us that bloody visa!

1 acre in an established 'acreage' location(most houses are on 2-5 acres, 1 block of 1/4 acre builds)

2.5km/2.5 minutes on tree-lined avenue from milkbar, hardware, CFA, supermarket, steak restaurant(s) with views all around.
3.5km from Primary school and pub with vineyard
Minutes from bridleways, reserves, vallies, views, bike/walk trails totalling tens,if not hundreds of k, scout camp.

10mins from railway stn (down the hill)
13mins from Berwick and cafes etc etc more restaurants
25mins from large shopping centre (which we try to avoid)

3x2 with large deck and pergola, large pool, shed; plenty of space to expand
Single garage, but space for 5-6 out front on gravel.

Worth 370+ with a bit more reno.
Fees 20k?!

From $545,000, paid $550,000 - 2 other offers on table
$23,400 stamp duty, Probably another $2500 solicitors mortgage costs etc.
Doubt its gone up in 2 months
