Arrow House Selling Brainstorm

Lets have a brainstorming session "how to sell property in the current market" but can somebody else start us off cos i cant come up with a single thing !!!

if they can do it in Aus why not here? They always seem to be doing it on "Hot Auctions"

Hey Rooksie,
Serious...had some mates who sold their house last year.They included a weeks holiday for 4 in Ibiza with £1000 spend thrown in.Cost them about £3500 in total.Got full asking price of £145000 though!!!
I've been thinking about throwing the car in with our house sale!! Nice 30 month old Merc!! House at £245000.Car worth about £15000.Will have to sell car anyway, but could kill 2 birds with 1 stone.
Just a few thoughts mate.

i did mention the car thing to hubbie for a laugh - mitsubishi animal (what a piece of shit though!! )

now the holiday thing that sounds viable - hell i would go for it!!!

well we want to sell it as fast as poss (just like everyone else!) so we thought about knocking 10% off asking price for completion within 45 days! We have a £800 metal outhouse shed thing in the back garden too that is only a couple of years old - we are throwing that in too plus we have just spent £1500 on getting all the cavity wall ties replaced. Gotta be a bit of an incentive eh????? As for a selling plan, we are finishing the decorating & getting it on the market after the meds.........

well our problem is that our next door neighbours is also up for sale! Their house is totally overpriced & has been on the market for 9 mths now!

Well - one thing which is working very well in New York is for the vendor to increase the % commission real that the realtor (estate agent) will earn for selling the property quickly. This would typically be for them to be paid an extra 1%.....they work that much harder in promoting the property.

Mind you, over here in the US the standard commission rate is already 6% to sell a property.... :scared:

Also over here in the US they typically hold an 'open house' on a Sunday afternoon between 1pm-4pm and the realtor/estate agent holds court whilst people come to view (the vendors are banished fora few hours or even the weekend!). It is quite usual for vendors not to even meet the buyers until a contract has been signed.....some people won't buy if they take an instant dislike to the vendor or in some cases the vendor makes a remark about the house or neighbourhood which puts them off.

id be prepared to try anything!!! i really think we will change agents in the new year because the curent ones seem to be just plain "tired" and seem to have totally forgotten about us!!

thats what they do in Oz too, we've thought about doing it here just by putting a sign outside saying open house

What they do here (US) when an Open House is taking place is that the realtors send an e-mail, phone or send a letter to everyone on their books to inform them when and where the Open House is taking place and often place an advert in the local press....and also list their 'Open House' listings on their internet sites. They also send them to neighbours in case they have friends or relatives who are looking to move into the area and can be informed too. They always have a large bunch of colourful balloons in the front garden attached to the large 'Open House' sign, and on the nearest main roads also stick up the same balloons and signs with an arrow pointing to the direction of the house.

The realtors always take the names & addresses of viewers at the Open Houses.

Our local main realtors are 'Burgdorffs' and 'Weichert'....this may give you some idea of what I mean, but during Christmas week there will be few Open Houses but there will be loads from early January onwards:
