has any one been caught out when selling your house.
I put a conservatory on the back of ours 6 years ago.
It turns out that I may have needed planning consent.
I didnt think I did at the time. Any way whats the best
way over this. I heard that you can either get an indemnity
insurance or get retrorespect planning permission.
I was also told that if I could prove that the conservatory
had been up for more than 4 years then thats ok too. The
only evidence of that is I still have is some old bank statements with some transactions to builders merchants but no receipts. thrown those out 3 years ago.

That is correct,if a structure has been there for a period exceeding four years,the local council cannot enforce against the struture.
You can get someone,I.E a neighbour,to confirm in writing that the structure has been there for a period longer than four years,and that will be okay.
I had a similar thing with a extension,when i sold my house prior to emigrating to oz.

thanks for that. prehaps I can get some sleep now!!. Thought
getting the visa was hard but selling the house is worse.
Off to perth to validate visa's next week so hopefully the house
sale carries on ok whilst we are away.
