Default House build cost forecast - Perth

Hello all,

There has been a lot of debate over WA house prices in general on the board.

However, what do people think will happen with build prices going forward?

We have a plot of land (bought February 2006) and a choice between building from the UK with a reputable builder (discussed heavily elsewhere) or waiting until we arrive in Jan 2008 and making a decision on whether we commission the build then. There are pluses and minuses to both, but one big factor is the impact of the delay on the house build cost, which we know has been increasing at 1-1.5% per month for the last 12 months and has cooled recently.

Anyone have an insight into the Perth builders sales pipelines?

Thanks,

Marcus.

I'm sure you know the old saying...

Red sky at night;
Aston's alight.
Red sky in the morning;
Nechells is burning.

Building costs rise when raw materials rise, 3 monthly for timber, 2 weekly for anything with copper 8 times in 2 years for the steel in roofs etc etc etc.

Thanks, I understand the economics but am having difficulty in working out how it will affect prices going forward.

Will build costs increase / decrease or steady? I am really keen to learn the basis upon which Perth builders are forecasting the market.

Thanks,

Marcus.

Ive done our invoices for over 5 years have not seen a price drop yet. Demand from asia has seen to that and will probably continue.

Hi.I am working with a woman who did her build from the UK and was very happy.
She built with celebration homes they were great keeping in contact by phone.She did have a freind here who would go down and check every now and again and send video footage and also did handover with friend.
House prices go up every couple of months.

I really cant see the point in delaying a build, if you can help it. Surely prices will only go up, how many builders actually drop their prices?
