Wé stayed for several holidays at The White House in Quinns. I think I found it through stayz.com.au.

Do you have to stay in Joondalup? Lots of other suburbs on the Stayz website.

Try perthfullyfurnished.com
We stayed in their property in Redfin Cres and it was great.
Good luck with the search.

Have you looked at http://rent-a-home.com.au/accommodation/wa/perth? See what you mean, though, lots more SOR places available, but there are still NOR places at more reasonable prices if you aim south of Joondalup and away from the beaches.
Also:
http://www.aswa.com.au/Accommodation.aspx
Some cheaper ones on http://www.takeabreak.com.au/Perth/accomodation-2.htm but older decor from what you can see (Karrinyup, Quinns Rocks, Kingsley (Moolanda), Beldon, Clarkson, Scarborough, etc)

Have you looked at this caravan park? http://www.burnsbeachsunsets.com.au/burnsbeach/
It's very close to Joondalup.
