Oooeeerr, do they each know the situation?

Our buyer has a buyer who is nearly completing so very short chain, and they seem really honest people (!)

They are aiming for dates that fit in perfect and want to get a move on!

Seems perfect at the moment..will the bubble burst?

When we exchange - that is the point I'll hand my notice in and buy plane tickets, so at that point I'll want a committment/deposit..

Yes you have got the right idea, we havent got much choice, 3 kids and we fly 30th june to validate visas, yes they all know the situation, 2 of them have said that if they dont get the house they wont move from there places for a while, pretty grim eh, they have there hearts set on the place, what we need is some good old fashioned gazumping:scared:

should'nt tempt fate eh!!!

Hi all

What was the agents commission rate for sole agency, we have been quoted 1.5% by 2 of the agents so far.

Terry,

We have been quoted 1.5%, the guy said that this is non-negotiable, I did try to get a discount, he has a website, and advertises in 4 weekly papers, so cant grumble.

Paying flat fee equating to around 0.62%, but also quoted between 0.65% to 1% (plus VAT)

Start negotiating, they are desperate fotr your business.

Hi Mash

Is that a fee payable regardless whether they sell or not?
Dont want to screw them down too much or will they lose interest.

(Mind you they have been a bit crap! - Got a sale though after 5 weeks)

Bet you must be counting the days now.

Will try a bit of bartering tomorrow with the agent, the one who came today sounded as though he would have no trouble selling and that 97% of asking price should be achieved.

We've just achieved 95.3% of the original asking price but 99% of our revised asking price which was more realistic...
