Hi Guys,
Advise needed please. Headn to Perth this year (hopefully) and we are getting frustrated looking at areas.
Our friends live in Hammond Park so would like be near there. We have looked at Atwell, Success, Yangebup and further afield like Armadale, Gosnells.
We have two boys aged 12 and 14. Any advise good or bad, would be appreciated

Have you tried the search function? There have been literally hundreds of threads on this exact topic over the years. Many in the last few months.

FWIW I would be looking at places other than Gosnells or Armadale. They're not known for being the best areas

Thanks. Only problem we are having is when we search on realestate.au.com there is very little choice in our main areas of interest and lots of rentals in Armadale...I suppose that speaks for itself

Tbh fewer rentals get on realestate than there really are... Why bother with advertising online when a flyer at the rental agents does the same job... And by the time you've got it all on the website you've filled the rental... Unless of course its a hard to rent property...

When you arrive get on yer bike and find summit... They wont often rent to peeps overseas anyway... So a short term holiday rental is usual for most peeps when they first arrive... Or friends floors..

Oh piss off Weebie, there are BE members that live in some of those suburbs quite happily, that dont perhaps live shallow judgemental, fake lives and have shit judgemental snobby friends that have fake friendships with you purely based on where you live.

I'm still young, It's in a decent location (which is important in Perth) and it's nearly paid off. Who knows mate maybe one day I will be able to afford to live up there in Currambine with you.

Hi .... if you want to get any kind of sensible idea, just ignore the majority or Weebies posts. If you're not his neighbour, or live in one of his old neighbourhoods, then your area is a slum!

There are so many areas in Perth it's easier if you let us know what you're looking as areas have their different ups and downs. As per a previous post, I wouldn't recommend Gosnells or Armadale either.

Are you after closeness to friends / beach / city / hills .... this will determine where you want to start looking. I'm not familiar with Atwell or Success, but I believe there is a high expat occupancy there, as there is in the far northern suburbs too.

Let us know what you want in a location and we can probably help you out with some more clarity

Have you visited Perth / Hammond Park in the past or will you be coming over 'sight unseen'?

It would help people to give more specific advice if they knew what you general budget is. Also, are you looking to rent for 6-12 months before buying? jump onto the property market as fast as possible? stay on the rental market for the foreseable future?

Are your sons into sports? 'intellectual' activities? artistic activities?

What kind of work will you be looking at? Tradie? Engineer? Office?

You really havent given us a lot to work with and the answers to all of those questions will impact the advice given.

However as a general statement, Hammond Park is a relatively newish suburb (<10years old) built as part of the ever expanding sprawl of Perth's boom. Atwell & Success are slightly older. All of them are (on average) below the median house price of Perth and whilst there are some new estates with nice houses, some of which are certainly well above the median price, the newness of the suburbs means that the supporting infrastructure hasn't had the chance to 'bed-in' the way it will have in some older more established suburbs.

Hammond Park is quite close to the industrialised areas at Naval Base, Coogee and Kwinana, which could be useful if you are a tradie. But also bear in mind you have 2 Water treatment plants to the N & NW, and the tailing ponds from the Alcoa smelter to the SW. Depending which way the wind is blowing, it can very occasionally be a little 'whiffy'.

If you will be office based in the CBD, then the new Mandurah railway is quite convenient with the Cockburn Central station not too far away.

I know nothing about your current circumstances (or your preferences for your future circumstances), but would advise that generally (if you can afford it) you might want to consider looking at suburbs a bit further north at Bibra Lake, Leeming, Murdoch, Kardinya, Melville etc, where I think the infrastructures etc are a bit better, but thats just my opinion, which means diddly-squat cos my circumstances and preferences are very different from yours


PS, There are some very shallow people in Perth who are extremely influenced by what part of Perth someone lives in (Weebie is a prime example), but fortunately they are very much in the minority. Generally they are quite young, a bit immature with a lack of life experience, but for some reason are tremendously impressed by what they perceive as their own importance and sophistication and their major life-regret seems to be that they were still in diapers when the 80's / yuppies were happening. Please dont judge the rest of us by what these wannabes say or do.
