gold coast land valuation notices
any one else had there gold coast land valuation notices?
are the local gov/council on drugs 16% increase in value over 12 months
i know its another way of back door tax ( rates are set on land values ) but surly 16% has to make the locals ropeable ??
ive seen the objection form you can download form the gov offices has anyone had experiance of objecting and does it do any good to do so??

Ours stayed the same this year and our farm in Townsville dropped by 15%.

looking at various gold coast sites it seem to range from 0 to 25% but the increses dont seem to make any sense?
can anyone work this out in our street alone ( only 12 houses in the street ) the rises vary from 15% to 28% wtf ??

Ours is up 20%. It's also been categorised as non-rural (avocado farm with adjoining rainforest) like half the properties down our lane. Other half are still rural. The rateable values range from $300k to over a million with absolutely NO logic.

We are in Bonogin on 3111 sq m and it has gone up by 5.5% to $240,000.
Looked at the valuation site and there really does not seem any rhyme or reason to how they are valued although there must be I suppose. We all use the same drains bit of road and bin wagon every week.
Still the rates we pay compared to back home still seem OK
Just looked at the notice and it does say that the valuation has changed from an unimproved land valuation to a SITE VALUATION .

[Sunshine coast regional council, up from 215 - 270, not sure why sales in this area are steady but would hardly think prices have risen in that time.
One in Moreton bay regional, has gone from 210,000 to 305,000. Its waterfront land so obviously only a fraction of its real worth, however no bloody way has property in that area gone up 30% in the last year
I have a very busy week ( jury service ) but I really need to find out why and/or object.

UCV in QLD is determined by the State Government by the looks of it. You can apply to the land court to have your valuation reviewed. If you ended up with an upwards revision then you would be cutting your own lunch.

The NT legislation seems to suggest that the UCV is the value the land would be expected to fetch on the open market if it had no improvements other site improvements. I don't think this is realistic. A derelict property on my street sold for 460,000 at the latter end of last year and is listed with a UCV of $300,000. This would value the improvements to the site at $160,000. I'd say it cost the guy a fair chunk of that to clean it up.

Be aware for any property that is not your principal place of residence, increases in land valuations may make you liable for Land Tax. Its not just your rates it affects.

I find it difficult to believe Gold Coast property prices would increase, when the tourism industy is struggling, and there is an over supply there.

Not saying this is your case but obviously some good suburbs can rise even when overall falls.

The new valuations have been split into 2 types
SV - Site Value
UV - Undeveloped value
In previous valuations everything was UV.
Does anyone know who assigned these labels? I assume it was either DERM or the council. It seems to bear no relationship with the council zoning designations, eg rural, urban, rural residential, conservation...
