Getting a dog while renting....

Some of you might have read that we want to get a dog/puppy.
I contacted the rental agency as soon as possible to get permission, but in the mean time, we got our hopes up a bit to much....
They got back to me today(after 6 days!!!!!) and said the owners didn't want us having a dog, but we could have a cat.
We don't want a cat, we want a dog, and this isn't a spur of the moment thing either.
I bawled my eyes out to be honest, and now I'm starting again
The rental agency guy said we could try again further down the track...
I guess it is quite easy for the owners to say no, they don't even know us yet(have only been here 3 weeks, so no inspection yet), and they can't be bothered taking the risk.
What do you guys think about me writing a letter, explaining it all, eg that we're getting a medium sized family dog, are going to train it(classes), will only let it in the kitchen and laundry and hallway, that I work parttime, so it won't be alone long periods, that we're gonna get it sterilised/neutered whatever.....
Or I'll ring the rental agency and try and get there number, but I have a feeling that won't work, and that's why I think the letter is a better option..
So, thoughts?

I don't think you'll have too much luck.
Having said that, there are rental properties that do allow pets, you ought to look into moving into one of these when your current tennancy expires.
How is the job hunting going for you and Pascal, are you settling in OK?

Another thing is, we're very happy in this house, if we were allowed a dog, we'd probably stay here for a while, if not, we're outta here in January!

Pascal is doing very well, has started today on a trial period(a few days) at a design studio in Subiaco. I don't think it'll be a problem him getting a contract there, but they just want to be 100% they click etc, cos it's a very small company(2 people), who are growing.
He had the interview at UWA too, but that won't come up till September, and then they'll be advertising.
Yep, settling fine, don't think anything'll be a problem, but you never know hey!!!

One of the properties that we rented had a no pet clause, but I know that the new tenants have got pets there, guess they obviously did a bit of haggling. So it could work in your favour.
Having seen how our cats have trashed our place, I don't think a dog would be any different!

Then tell them that, it may make a difference. Alternatively, get a dog and disguise it as cat on inspections...

I'm a landlord, and a decent person requesting permission to keep a dog, and explaining about dog classes etc. may well be worth while.
Your comment about an increased bond could well swing it aswell. After all, the only reason we don't like pets is the damage they can do, and the extra cleaning costs when tenants leave. $100 doesn't go far to clean up after some pets !! It cost us over $200 just to get treatment done for fleas, after the last dog in one house. We didn't think the new tenant would like to move into the house with fleas !! And that didn't include the repairs caused by scratching, we think that was the dog !!

Yeah, have of course been thinking about having one secretly, but I'm not that kind of person, and it'd be too dangerous and to much trouble too.(gotta get a fence for a bit of the backyard, we'll pay for it of course!!)

Btw, we already have to get the carpets cleaned anyway!!
See, all this stuff, fleas etc.... I would be mortified if we had fleas here, and certainly wouldn't vacate the place like that, or with chewed carpet!
But, of course, these owners don't know that, don't know us, and how neat(well, Pascal
) we are!
Should try and get them to come over, and meet us, see the house.
Pascal's already met the lady owner, older person. She seemed nice, came to bring a piece of the hose that was missing, talked about just having pruned the roses.

?? )has also offered work, sort of freelance.
It's all good, and I'm very proud of him!

Our tenancy leased says we have to get them cleaned when we vacate, and show them the reciept. Silly actually, what if they're very clean anyway...
Anyway, I won't let the puppy near the carpets untill it's at least housetrained.

Write them a letter.
Make the dog a strictly 'outsdoors' dog. Explain that.
We have made Choccy an outdoors dog, she can't come in the house and knows it (just creeping onto the first tiles sometimes to get out of the sun).
Result: house stays clean.
I thoroughly recommend it. First time we've tried it though virtually everybody here has 'outdoors' dogs only except if they're OAPs. A cracking improvement AFAIAC.

It may not be the dog being in the house that the owner objects to. It could be the noise they make, or the threat a dog may be to a child.
