Like you say the managemnt rights business is an interesting option, but they're all going for extremly high $$$$$$$. Is it worth it? the initial investment?

They seem to be a lot more common here than the UK. I guess that makes it easy to get a business with a ready made reputation and hence customers.

I was on the Rotto ferry at Xmas sat next to a woman who was going to open a Subway as a franchise at Thompson Bay (I was stickybeaking!). The stuff she had didn't tell her what colour knickers to wear but pretty much everything else.

I guess that is a big reason why you can't on-line shop here too. It might all look the same to Joe Public but two stores won't be doing the same deals. On the other side of that there seems to be dozens of different chains of bottle shops but they are mostly owned by either Woolworths or Coles.

Thanks for that JAJ, the business we were looking isn't a franchise (although it was listed on a franchise website, stupid & a bit fishy i know) so no ongoing fees and no restrictions on territory, but you get a already established brand name. I know it sounds too good to be true, that's why i've requested more information. I have also found a discussion forum for people who already own/ intend to own one of these businesses. I should have done my homework properly before posting about franchises when the business we've been looking at is not actually a franchise. Just assumed this as it was on a list with other franchises when i carried out a internet search for franchises. Thanks for making those points and my husband said the same as you, he may as well set up on his own than pay for a business that might just be a load of old rubbish. Lisa.

All the people we met were lovely, enthusiastic and friendly and made our holiday loads more interesting as they were able to recommend the best places to visit, and which trips were worthwhile and which were best left alone!
It's something that we've been considering!

It's something that we've been considering!
I have heard it said that the banks call management rights the 'blue chip' of small businesses. We had a management rights business at Main Beach, GC. It was a lot of hard work and you were responsible for things 24/7. It is not easy to go on holiday unless you get authority from the body corp and then you have to pay for a relief manager.

You will also be looking at investing a great deal of money. For instance, if you buy one for around 1.8 million, you could expect a rough return of about 235 net, this does depend of course on the purchase price of the unit. You would of course have repay your bank loan back. When you sell you may have to pay a transfer fee to the Body Corporate.

The Body Corporate agreement also dictates your working hours and duties.

The only advice I would give is go for a place with no owner occupiers

Now that is interesting... I take it that you're talking Aus$ and not GBP!

Would you PM me with some contacts that would be ace! I would like to persue this for a while, as it seems to me that we could definitely go for it, although I'm not sure that we'd have enough downpayment....

You can get around 65% finance and I believe that there is someone on BE who deals in MR finance.

Need to shove my oar in and say about some franchises. Yes here they are vast varied and some get a really bad press, just covered on "Today Tonight" However having been involved with the Snap on Tools franchise for the past 17 years can only say they are of a different way to some I have heard about ( just voted in the top 5!!) It all depends on what you are looking for and your future sight. I must admit some people go into these franchises and think wheyy hey work for myself finish early start late , go off fishing etc etc and then wonder why they fail. Franchises are hard work and you only get back what you put in. It all depends on the support of the company, some take your money then off you go and they just wait for their payment!!! Good luck anyway!!!
