Friends of ours have just told us that they are having to repay their first home owner grant, as they didnt move into the property within 12 months......is this correct. If it is correct how can people building a house ever get moved into that house within 12 months, as in WA they are taking well over that time to build.

I think it's 12 months from when the build is complete :) |

Hi. I'm afraid that is one of the rules that you have to have moved in within 12 months from completion. When we got our grant a few weeks ago, we also received a letter stipulating the 12 month rule. |

Also be aware that if you sell within 12 months of moving in and getting the grant, will have to pay so much back!!!!! :eek:

They actually bought a house, then demolished it to build a new one, apparantley they were upfront about this at the time, the new build took over 12 months, and they moved in, but moved in about 15 months after buying the original property. Some of you seem to be saying they have to have moved in within 12 months of completion, which they did, but I guess its because the original house was demolished? Any thoughts, will they definitely have to repay the money? |

Do you have to take out the loan in advance of making the purchase?
I'm wondering whether it might be possible for people to get part way through the build before claiming the FHOG so that they would move in within 12 months. |

The way it was explained to us is that we have to move into the house within 12 months of completion of the contracts and it must be our principle residence. So, if we buy and the sale closes on December 1 2006, we must move in prior to November 30 2007 and it must be our home, not just a holiday house.
