can my parents buy a 2nd hand establised house as non residents & 6mth visa question
hi,
can anyone help?
my mum and dad would like to buy a property over here for when they visit us. i am thinking they can only buy brand new...is this correct or can they buy established properties?
also they came on an e-visa where they can only stay in the country for 3 months at a time, we heard you can get 6 month visas - does anyone know what type of visa this is?
many thanks
lisa

You are correct re housing - have a good look at this website - http://www.firb.gov.au/content/faq.asp#nonresidents
6 (or even 12) month visitor visa - see http://www.immi.gov.au/visitors/tourist/676/

Just a note of caution. If your parents were seen as obtaining multiple tourist visas then a dim view may be taken by DIAC and may lead to a refusal of entry later on if they believe that the visa class is being abused to obtain a semi PR.
It may not be the case, or indeed your parents intent, however I thought you should be aware if they are planning such a financial commitment such as a house purchase.

Would it be possible for them to put the property in your name? That could get around the FIRB problem. As for the visa, I can't help much but Centurion has a point...

1) if they wanted to buy with cash, perhaps you can buy it and they can secure their investment against you by being the mortgagee. Check with a lawyer, though...
2) would they qualify for a retirement visa? because that way they could buy the house and come and go as they pleased.

Mine got around that problem by building a granny flat on our block which now, of course, belongs to us. Technically it was always ours but it was in fact theirs. It is a separate self contained flat and we all had our own lives pretty much for the 15 years when they came for 6 months of summer every year. Guess I got some of my inheritance early!
