Are they HOUSE owners, or are they those people, who got caught in the tower block APARTMENT scams, buying off the plan, before it was built, as a profit making exercise rather than buying a home.

If so, that is not the same as most house buyers, especially those who buy established houses. Therefore there is no similarity whatsoever with the many thousands of others that you say are exactly the same.

You will find that those who got caught in those "Off The Plan" schemes are a minority, in the whole scheme of things.

You don't give up do you. It's a villa we live in okay. Not off plan. Not an apartment in a highrise. It's a bloody villa with a garden. It's part of a tower complex. You obviously haven't sold your "investment" property.

Speaking as a non-slimey estate agent..... I can assure you that certainly in Melbourne the boom is NOT over. Prices continuing to rise, no sign of abating. Every weekend at least once streets ceiling price gets smashed. The grants really don't come into play in the market I work in so can't blame it on them.

I would say however that the buyers are mostly (by some margin) Chinese.

Perhaps it's different where you live.

My bank statement in 2005 says I did... umm but then you are an propertycrash expert, so you must know better than me, I suppose....

Hmm.. even less reason to trust the "experts" now...
