Default Buying land and building a house in Melbourne - HELP!

Hi to all out there. I am hoping to draw from the mass experience represented on this forum to help us avoid pit-holes in the road to home-ownership.

We are buying land and are looking at getting National Builders to put up one of their homes for us. We'd also like to use the first home owner's grant to cover basics. All looks great and wonderful, but I am sure we are forgetting half a million things . Anyone out there who has gone down this path before? In fact at this stage I'll be thankful for any advise at all.
