Default buying a house what sort of charges are invloved

when we buy our house in oz what sort of charges will we expect to have is it the same as uk with stamp duty etc

are there any hidden agendas we should be aware of

Dear Arlene

The charges in the thread looks about right. Not sure about Adelaide but in Perth, as the buyer, you can request for white ant clearance certificate. The buyer will bear the cost for this one - about A$100 to A$150.

Have you updated the figures for all the recent changes ?

I just did one for a NSW property and it was a bit out. ($15,000)

Current rates, as of 12th May 2004, for all states are here:

Ill check the NSW figures later, apologies if its slightly out, is a guide only, but the complexity of state and territory rates and ammendments makes doing a precise comparison and costing quite daunting

When we bought (Perth) we had to get and pay for our White Ant inspection. Our buyers have organised their own and payed for it to.

Most buyers on here will be first home buyers, and in QLD, the following applies:

Under the new transfer duty arrangements, no duty will apply to the purchase of a first home up to $250,000. The rebate cuts out completely for homes costing $500,000 or more.

also, Under the new mortgage duty arrangements, no mortgage duty will be payable by a first home borrower for the first $250,000 of a loan to buy or build their first home.
