I can not afford to buy outright in Aus unlike most of the cash rich people that frequent this site. :rolleyes

My plan therefore is...If...

I was to put down a huge deposit on a unit/small villa - huge being say 60-70pc (or more)...

would I be able to get a buy to let/ commercial mortgage. I would then let my tenants pay the mortage...assuming the mortgage was covered by the rent..

Could I do this even without a job, applied higher interest rates, no credit history etc?? I'm hoping the large deposit will swing it in my favour.
