Can anyone tell me the approx cost I would need for a 2 storey extension, a double garage under and a large open plan living area upper with a balcony area. Just a rough guess please if anyone in the know could help. Also is there any builders living on the central coast who would like to take on a task like this.

Forgot to say that it would be a wood cladded house.
