Aus stamp duty
If you are buying land for $200000(ish), then in a month or two's time you get a builder to build you a lovely spanking new home for $260000 (ish).
What stamp duty would you pay?
Do you pay twice?
Once on the land and once on the property (460000) or just on the property value (260000)?
And (sorry) any idea of actually how much that equates too in dollars?

What happens regarding stamp duty if you are buying a new house from a builder that has already been built??? Do they value the land or is it the value of the house?
