Anyone bought land/house in Victoria and can help with offer stage pls?

Default Anyone bought land/house in Victoria and can help with offer stage pls?

Just looking at putting an offer in. I have gleaned info on the process from several builders and the mortgage man as well as estate agents but I want to get it right and can't find any definitive 'this is how you make an offer on land' document!!

Thanks for any pearls or gems........

When we put offers in (for houses though, not for land) 2 years ago, we had to give the agent a cheque for a portion of the deposit (around $1,500 if I recall correctly) to show that the offer was genuine. They also made us sign some papers confirming the offer. These always stated that the cheque would be returned or the amount refunded should the offer be rejected. When we were unsuccessful, they returned the cheque and that was that. When we were successful, we went in to give them the deposit cheque and sign the contract.

Just make sure you don't sign anything binding and that you have a way out.

Thanks Elice, have written out a letter with terms and conditions - eg subject to finance and soil test, offering a holding deposit to let us have 2 weeks to carry this out......just need to find out how much we should be offering now.....

Scary stuff and the husband is in meetings all afternoon!
